§ 1 — PROTOTYPE PREVIEW · FOUNDING PARTNERS OPEN

Every visit logged. Every report filed. Before the county asks.

§ 2 — WHAT WE KEEP HEARING

The paperwork is the job nobody signed up for.

Three visits a year on every system, a report to a different county portal each time, contracts that quietly lapse. The work is fine. The tracking is what eats Saturdays.

ENTRY 01 A county letter about a report you swore you mailed — and no way to prove it.
ENTRY 02 Contracts that expired last quarter, discovered when the homeowners called someone else.
ENTRY 03 One county wants a portal entry, the next a PDF upload, the next an email. The office manager keeps a binder.
ENTRY 04 The records live on one PC in the office. Techs text photos to whoever is there.

Paraphrased from our conversations with providers in Aug–Sep 2026. Not customers yet.

Why: TX 285.91 · every 4 months · Hays overlay

The clock runs itself

Every system's next visit and filing deadline come from the rule, not a spreadsheet. Red, amber, green — and the citation that put it there.

Original 14-day deadline stays visible. Rejection notice MGO-88213 kept.

Filed with a receipt

One click to the county's portal, upload page or inbox. Rejections come back in the county's own words with the field to fix.

FIG. 4 — RENEWAL BY TEXT
Hi Robert — your maintenance contract for 77 Cedar Hollow expires Nov 25. Your permit requires continuous maintenance. Renew in 2 minutes: link
Signed · paid $312 · autopay on
Contract dates updated. County notified where required.

Renewals collect themselves

Owners e-sign and pay from one text. Autopay stops the quiet lapses; when one happens anyway, the county is told exactly when your policy says.

§ 4 — SWITCHING

Send us your SAFE or Excel file. See your deadlines by tomorrow.

We recognize common SAFE and spreadsheet exports, map your columns, find duplicates and geocode every address to its county. Founding partners get the import done for them, free. Nothing is written until you approve it, and you can undo it for 7 days.

§ 5 — THE RULES WE BUILD FROM

30 TAC §285.91 — Texas: aerobic systems inspected every 4 months by a licensed provider; report to the authorized agent within 14 days.

FAC 64E-6.012 — Florida: residential ATUs twice a year, commercial four; quarterly counts to DEP; maintenance-entity permits per brand.

Local overlays — each authorized agent decides how it wants the report. We keep every county's version dated and verified with a provider there.

Rules are summarized in plain English with the citation beside them. Not legal advice.

§ 7 — FROM THE FOUNDER

I build software for a living and I'm building this one with up to ten Texas and Florida providers, not for them. You'll get me on text within a business day, your data exports any time, and the price you sign up at is locked for three years.

Support 8 AM–6 PM Central by text and email. No annual contract.

§ 8 — PRICE

$50 a month, plus 50¢ per active contract.

Free up to 5 contracts (deadlines, tech app, email filing). Unlimited users and techs. Inactive systems and one-off jobs never count. 1,000 contracts is about $550 a month — around $2.20 for each Texas visit the state makes you do anyway.

How it works

§ 10 — QUESTIONS

Straight answers

Is this a real product or a prototype?

A clickable prototype today (38 screens; the tour walks through the key ones). Founding partners start on the real product at launch; the founding page shows the month-by-month plan. We label everything not yet built as coming.

My county doesn't have a portal.

DulyTrack still tracks every deadline and produces the county-ready PDF; it emails it from your address and keeps the sent copy as your proof.

SAFE was a one-time fee. Why pay monthly?

Keep SAFE as your archive if you like. What you pay us for is the part it was never built for: filing to county portals with receipts, chasing rejections, collecting renewals by text, and a phone app that works with no signal. Compare $50 + 50¢ a contract to one county letter or one lapsed contract a month.

Who owns my data?

You do. Export everything as CSV and PDF any time. No lock-in, no annual contract.

Do my techs need to be technical?

They tap through a checklist with big buttons, take four photos and hit save. It is built offline-first: it works with no signal and syncs later.
